This Tuscan villa has been renovated with careful attention paid to the old building - so the terracotta floors, typical of Tuscany, have been renewed, as have the wooden ceilings and stone walls. But tradition is matched with modern comfort. There is a splendid swimming pool enjoying a panoramic position, and a pergola where you can dine al fresco. The surroundings are lovely too, with the villa in the middle of 25 acres of grounds, and with olive groves and forests surrounding the property.
The 12 x 5 metre swimming pool sits at the front of the villa, with deckchairs and a table for your use. The well-equipped kitchen has an oven, microwave, dishwasher, two refrigerators and a freezer. The large pergola has a table and eight chairs, and is set in front of the kitchen. There is secure parking within automatic gates, operated by remote control. The grounds are lush with green spaces and walking areas, and there is a table tennis table. The breakfast room has satellite TV and a telephone; and you have access to internet and email connections. There is also a mobile air-conditioning unit.

And if you can tear yourself away from this very relaxing holiday home, you'll find plenty to do nearby. The villa lies 15km from the seaside of Viareggio, and 18 km from Pisa and its Leaning Tower. The natural Park at Migliarino, San Rossore, and Massaciuccoli and its lake all lie 10 km away. And Pinocchio Park is 25km away, at Collodi. This little town was the birthplace of Carlo Collodi, author of the children's classic. The town has become a shrine to Pinocchio and contains a park dedicated to the long-nosed puppet, telling the story with sculpture and mosaics and with a museum full of Pinocchio related items. You'll find this quite a contrast to the Walt Disney version - a fascinating day out.
You'll find the villa easy to reach, with Pisa airport 20km away and Florence airport 85km distant. You can leave the A11 motorway at Pisa Nord-Firenze, Lucca, 15km away. And Lucca railway station, 15km away, connects with Florence, Viareggio, Lucca, Pisa and Pistoia. There is a village 5km from the villa, with a pharmacy, bank, post office, restaurants and pizzeria. The nearest supermarket lies 7km from the house.
