Villa La Capannuccia is a charming holiday rental property situated in a tranquil area close to the famous sandy beaches of the Versilian Riviera in northern Tuscany.

With its splendid swimming pool with a view and a synthetic grass tennis court, the villa which sleeps up to fourteen guests (12 + 2) is the perfect solution for extended families and groups of friends. Set as it is among olive groves in a lovely hill position with a panoramic view of the coast it really is the ideal compromise between a beach and an Italian country holiday and offers something for everyone. Local services are to be found only 2-5 minutes away and the larger centres of Lido di Camaiore, Viareggio and Forte dei Marmi are within 10 minutes drive.

The villa covers over 500 sqm and on the ground floor has a kitchen, dining room, two living rooms (one of which has a double sofa-bed and direct access from outside), a bathroom with shower and a laundry room. On the first floor there are two double bedrooms with shower, a twin bedded room with bathroom (tub and shower) and a large double bedroom with shower and private terrace offering panoramic views. All bedrooms have blinds and mosquito netting.
There also two annexes each with access from outside: one with living room with single sofa-bed and double bedroom with bathroom (shower), and one offering a living room with fireplace and kitchen corner, a double bedroom and bathroom with shower.

The panoramic terrace outside is equipped with tables and chairs for your relaxation and there is a large portico with tables and chairs for al fresco dining.

This villa rental in Tuscany is conveniently placed for visits to the art towns of Lucca and Pisa (only 30 km away) and Florence at 70km. Shops and many restaurants and pizzerias are all nearby and Pietrasanta and Forte dei Marmi boast golf clubs.
Private beach access is offered at a very reasonable price at a friendly beach club with snack bar and reserved parking - please ask.

Facilities at Villa la Capannuccia include satellite TV, washing machine, dishwasher, hi-fi, possible internet access, barbecue and private parking. Extra maid service is available upon request at time of booking.

The 16 by 6 metre swimming pool is open from May till October (check dates with your hosts).

Weekly Rental Rates (from Saturday to Saturday) range from Euro 3500 to Euro 5500 depending on the season.
In low and mid season it may be possible to rent the villa for fewer guests at a reduced price - please enquire.
Rates include gas, electricty, bed and bath linen and final cleaning.
Rates do not not include a security deposit of Euro 500 and heating which is charged according to use. An extra bed upon request costs Euro 100/week and a cot is available upon request at Euro 30/week.
