Fattoria di Larniano is a farming estate of 400he dating back to the 15th century, and set within extensive private grounds in Tuscany, Italy. It has now been developed as an upmarket holiday complex.

The Fattoria di Larniano is set in a panorama of unmatchable beauty just a few kilometres from San Gimignano, on a hill that dominates the surrounding valleys and where the view stretches out as far as the eye can see. A few of the residences are located in this stupendous place - Villa di Larniano, la Torre di Larniano, Villa il Caggio and the Farm Holiday Centre: Villa il Leccio, la Quercia, il Cerro, il Cipresso. These are the old living quarters and farm buildings, which have now been restored in a manner that respects their original elements, including the stone surfaces, wooden ceiling beams and terracotta tiled floors.

All of the residences are surrounded by pleasant outdoor areas and many have a garden and swimming pool, perfect for relaxing and cooling off in the summertime. The swimming pools are open from 1st May to 30th September. Some residences have an outdoor barbecue. There is covered parking and an information desk.

The oldest areas, from the medieval era, are around the hamlet, which houses a complex of notable architectural value and where the Torre and the Villa stand out, both completely restored and equipped with private swimming pool. There is a delightful private consecrated church, not far from the private restaurant.

There is a choice of accommodation to suit everybody. Villa di Larniano is a large farmhouse from the early 15th century, built around a thousand-year-old lookout Lombard tower and set inside six hectares of private grounds amidst the hills covered in vineyards and olive trees. With six bedrooms and five bathrooms, it sleeps 12. Prices range from €4000 to €6000 a week.

Torre di Larniano (650sqm and 15 beds) is a medieval lookout tower. The interiors are elegantly detailed, with a 17th-century fireplace, antique furniture and the reading room which occupies the entire top floor of the tower. With eight bedrooms and eight bathrooms, perfect for larger parties. €4000 to €5900.

Villa il Caggio is a farmhouse complex consisting of a large main house, an outbuilding and an annex. Guests will find a large fenced-in garden with swimming pool. The accommodation has been recently restored and offers interiors of an excellent level of comfort.

The main house is 330 m2 large. On the ground floor you will find an entrance, a spacious living room with fireplace, a dining room, a kitchen, a study with satellite TV, a twin bedroom and a bathroom with shower. On the first floor there is a small living room, 3 double and a twin bedrooms. Each bedroom has a private bathroom.

The dependance (64 m2) consists of a living/dining room with a kitchen corner and a bathoom on the ground floor, and a double bedroom with bathroom on the first floor. There is a sofa bed and a satellite TV. The outbuilding consists of a living area with a kitchen corner, a double bedroom with a bed 1.40m large and a bathroom with shower. Services available are: private parking, equipped garden, sattelite TV, oven, freezer, baby-cot and maid service on request. Prices range from €4000 to €6000 a week.
