The building overlooks the Piazza San Rufino and is directly across from the breathtaking façade of Assisi's cathedral, San Rufino. This Romanesque church is one of the most beautiful in Umbria, and is where St Francis of Assisi himself was baptised.

The Cathedral of San Rufino
All the apartment windows afford unique, fascinating vistas. Some overlook the luxuriant Umbrian valley and the cathedral bell tower: others face the Rocca Maggiore and Minore - Assisi's fortresses. Still others open onto the flourishing garden, with its ancient stone walls and tranquil internal alleyways.
Palazzo Minciotti also has a lovely garden covering 8600 sq ft. Set on three levels, the garden is open to all guests, with both common and reserved areas. It provides a stunning view, lawn, chairs, tables, chaise longues, garden umbrellas, barbecue, a small swimming pool (5m in diameter and 1.2m deep), a playground set with slide, and an outdoor shower with hot water. Last but not least is the rose garden, lovingly tended by Anna Maria, who has carried on this old family tradition.
Apartment Santa Rosa, on the second floor of the palazzo (700 sq ft), can accommodate three plus one additional guest. This inviting apartment boasts a large living area with a fully equipped kitchen. The living room also has a sofa bed (sleeping one). The windows overlook the valley and let extraordinary light into the apartment. The large, well-lit bedroom with a vaulted ceiling has a double bed (which can be split into two singles on request), plus a twin bed. There is a bathroom with shower and a storage area.
Apartment San Lorenzo is on the third floor (1200 sq ft) and can accommodate four plus two additional guests. It is tastefully decorated with period furniture, and features a large living room with fourteenth-century stone walls, leading directly to the garden. There is a sofa bed (sleeping two) in the living room. The master bedroom has a double bed, and the other bedroom has two twin beds. Both rooms have a breathtaking view of the Rocca Maggiore. There is a fully equipped kitchen and a bathroom with shower.
Apartment San Rufino is on the third floor (1300 sq ft) and can accommodate six plus two additional guests. This apartment offers a breathtaking view: it overlooks the Cathedral of San Rufino, Santa Chiara, the Rocca Minore and the entire valley below. This Italian holiday apartment features a large living room and three sunny bedrooms with a marvellous view of the cathedral. There are two master bedrooms plus another bedroom with two twin beds. If necessary, there are also two armchairs that fold out into twin beds. The apartment has two bathrooms, one with a bathtub and the other with a shower and a powder room. The kitchen is fully equipped.
Anna Maria or another member of the family will welcome guests when they arrive at Palazzo Minciotti and will show them their apartment. Each apartment has linen, dinnerware, cookware, glassware and cutlery, dishwasher, refrigerator, gas cooker with oven, microwave oven, washing machine, TV and hairdryer.
